I often have sellers ask me, “Can we get on the market tomorrow?” In most scenarios, I have to tread carefully and begin the discussion of market preparation. The most time-intensive part of selling any home—if you want to get the maximum value—is the preparation. This can include deferred maintenance, repairs, painting and staging. Sometimes, it includes a kitchen renovation! Prepping your Metro Atlanta home typically takes two to four weeks before the home is ready for the professional photo session. Some take up to four months depending on schedules, contractors, and the like.
One of the biggest mistakes you can make is failing to do the proper preparations. Many home sellers get so caught up in the end game that they forget that the beginning stage of the process—even before you list—is what could ultimately sell their property.

Just think, when buyers come to tour the place, are they noticing that leaky faucet, that running toilet, that overgrown hedge or the faulty light fixtures? You bet they are! Not only is this lack of preparation costing you a potential buyer, but it could ultimately cost you money if the buyers include the costs of repairs in their offer. You could end up selling the property for less than you would like all due to repairs.
Find the best listing price
It can be easy for Atlanta home sellers to get sidetracked when determining a listing price. Thinking about the amount of money you need to purchase your next home can cloud your judgement. However, you will need to take into account comparable properties that have recently sold around your home in the past few months in order to find the right price. Just because you feel your home is worth one price doesn’t mean buyers will agree. It’s essential to do the necessary prep work on the listing price before you go to market which your real estate agent can help you with.
Clean the clutter
Even if you’ve completed the necessary repairs around your Metro Atlanta home, the property will not show in its best possible light if there is clutter standing in the way. Buyers are quickly turned off by homes with large furniture pieces blocking the flow from room to room, as well as excessive knick knacks that make it difficult to notice the home’s main features. Do you have a couch blocking a picture window? It’s time to move it! Take time to de-clutter and clean thoroughly before your home hits the market, especially before taking listing photos. Buyers will thank you!
