How to Create FOMO on Your Metro Atlanta Home
You’ve heard the term FOMO—or Fear of Missing Out—and just as it applies to watching others try that new Atlanta restaurant without you, the same goes for the real estate market. 1. Go clutter-free
Prior to listing your Metro Atlanta home, you will want to de-clutter every room, nook and cranny. After all, nothing can turn off a buyer quicker than walking into a home filled to the brim with knick knacks and excess furniture. Walk through each space in your home, paying attention to what you have to navigate around and what takes away from recognizing the true beauty of the home’s features. Do you have furniture in front of focal points like fireplaces or picture windows? Remove it! Make sure nothing is crowding your kitchen countertops and all personal belongings are removed from bathroom counters.
2. Keep the price competitive
Remember as you contemplate a listing price for your Atlanta area home that buyers often set parameters for their searches online. Pricing too low or too high could force you to miss your target buyer completely. It’s best to listen to your Heineck & Company real estate agent (we have done this before!) and aim to price competitively so you will set the stage for a bidding war, what every seller dreams of!
3. Stage the property
In order to create FOMO among buyers, you’ll have to get them to envision themselves living in the home. One of the first steps is, as I mentioned above, de-cluttering. The next? Staging! Well staged homes often sell quicker and for more money than those that skip this step. You want buyers to think about how the dining room could be used for entertaining, how the backyard can work for their family, and how their belongings will fit in the bedroom. If you can get them here, there is a slim chance a buyer will want to let someone else steal their thunder!
4. Boost curb appeal
Today’s buyers are beginning their home searches online and if you don’t wow them with your listing photos, it will be difficult to ever get them to the front door. One way to make your listing photos stand out (and continue the suspense when buyers arrive) is to boost your home’s curb appeal. Focus on landscaping, cleaning up any overgrown flowers, bushes, or grass and keep the entry clean with a simple wreath or planters on either side of the door. The home should also be well-lit at night, with house numbers visible!
